I did an 80% gut of the interior, 70% new electrical, 50% new plumbing, new HVAC, new septic, new roof, landscaping and an exterior facelift.

The rehab costs may be a little bit of a shot in the dark: assumed replacing the roof, carpet, interior and exterior paint, as well as 8k in landscaping to clean up the wild yard. 

It's been a while, but I've done a number of "prehabs" where we just clean the place up (cleaning crew, trash disposal, light landscaping) and put it on the market.

If I put half the money up a month for future repairs and general maintenance costs like landscaping I would have 7500.00 a month for income.
