Hi there, my wife and I are just starting out and looking to invest in a duplex locally near us in the saint Petersburg area. Saw this one from a wholesaler near us, and tried to run a BRRR. Would anyone mind giving a gut check to it, see how wildly off we are here? It looks like to make it cashflow we'd still have to leave significant cash in the deal. Any thoughts on this? The rehab costs may be a little bit of a shot in the dark: assumed replacing the roof, carpet, interior and exterior paint, as well as 8k in landscaping to clean up the wild yard.
