That is great to hear that a family is getting to enjoy that house. 

We had the feeling that our job was to be ‘investors’… This project taught us that we enjoy the day to day work – we are not experts, so the things we do ourselves is limited but finishing the paint & doing other simple tasks saved us about $6,000 & got the project to market 2 & ½ weeks early.

Really enjoyed and as I am a real estate agent obviously buying and selling was done through the real estate company I work for which made things a bit easier.

I enjoy my currently location but it's primarily a retirement area, I also considered doing a long distance buy and hold rental property but as I read around I see more suggestions for a niche area however I'm not sure where to begin.

Any advice, tips, books or fields of real estate investment to go to?

I’m a big sports fan and enjoy the thought of nice views in the city.

Then probably follow the 50% rule and enjoy that amount of cash in my pocket and the rest to capex.

if you find out the current use, you can pick it up right away with same or similar use. for example grain fields can be rented to local grain farmers. cleared forest can be replanted with Christmas trees, popular landscaping trees and plants, any realistic business it is zoned for. if there is a home on the property it can be rented. if you want to live there you can still rent out the fields at a local per acre rate to local farmers, or start any type of agricultural business, or home based business and hobby farm.
