I will sell this at 10 to 12 cap.. and give a good deal to the next person.. who will get a park that I just put 150k into All new electrical  water hooks ups.. new pads.. fully remodled home and apartment. new surfaces. and best of all cleaned out all new trailer trash tenants and very picky who comes in..

They are likely to have a set of requirements for the space.You will need a project plan including architects, city permitting, utilities (water, waste water, electrical), possibly environmental studies depending on your municipality.

I'd call the electric company and double check procedures for transferring billing and have that noted in your operations along with sharing at turnover/lease signing/move-in.  

You never know when an agent with a bug that thinks you need a license for everything reports you.

Also for the other utilities such as gas and electric, if they are delinquent on those, they would not come after me, correct?
