That statement does not paint the entire picture when it comes to how multiple hard inquires will effect your credit score.

You want all communications to be 'in writing' where you only forward the communications to your attorney and you want to eliminate all arguments.

As with @Joe Villeneuve has done I made my own spreadsheet that takes into effect assumptions for my local market here in the Dallas/Ft.

I did a good job as well by eliminating someone from a tenant pool who is disrespectful and in addition seemed to have made not so good decisions in her life (tatts, shady boyfriends with lots of children).

The law as written indicates if not approved in 60 days (not counting time that jurisdiction will awaiting on input from entity requesting plan approval), it is in effect approved.  

For LPs, it’s trusting the GP can manage the process (cost) effectively through the rehabilitation to the sell. 

It may impact your reserve requirement, but it will eliminate the risk of taking on a Tenant that someone else places without your proper screening.
