You just have to be creative and get them to come to you, some people use "bird dogs" and pay a small fee for deals that they come up with.

@Ryan Landis  dog gone it that's what I am afraid of... all these properties I sold  LOL..I was buying foreclsoures and tax sales in East Palo alto for 10 to 30k per house... think I should of kept a few of those I would flip them make 5k and if there had been a BP then I would have gotten on there and told everyone I made 50% on my money in 30 days... how smart am I right !!!

You could partner with a local investor  and start learning the business by bringing them deals (bird dogging etc).
