I was listening to a podcast the other day and Tom Krol said he had a bird-dog find a deal for him by cold calling Craigslist.

You just have to be creative and get them to come to you, some people use "bird dogs" and pay a small fee for deals that they come up with.

@Ryan Landis  dog gone it that's what I am afraid of... all these properties I sold  LOL..I was buying foreclsoures and tax sales in East Palo alto for 10 to 30k per house... think I should of kept a few of those I would flip them make 5k and if there had been a BP then I would have gotten on there and told everyone I made 50% on my money in 30 days... how smart am I right !!!

that will tell you if they are just trying to sell their tired dog rather than their golden goose.

I've been leery of dealing with such a situation because of the assessments and penalties an HOA can impose on the owner for repairs or due to tenant behavior...

Telling me that their 50 pound dog is well behaved is one thing (my ad states 1 pet less than 20 pounds), but seeing its behaviour for myself tells me so much more.

You could partner with a local investor  and start learning the business by bringing them deals (bird dogging etc).
