If the land isn't currently zoned for multifamily you can check the Comprehensive Plan, which shows future zoning plans. 

I use certain lenders for specific things too but just know on your NEXT lender they should be offering a little more comprehensive approach.  

Hello, by means of introduction, I am a newbie to real estate investing. 

I would also like to be able to upload receipts for work completed, etc. and then be able to put together a comprehensive report with receipts gathered during the year for the accountant.

The downside with portfolio local bank money is that the rates might be higher, the terms shorter, the introduction to new loan facets like balloon payments, pre-payment penalties potentially, and others.

We have a very comprehensive house binder with pretty much everything a guest will need, from house How-Tos, area attractions, shopping, restaurants, municipality rules and laws, Occupancy Certificate and more....Never had an issue or complaint.
