From my experience this far all building departments are remaining open and are each enacting their own methods to promote Social Distancing.

You  tired of long distance or think they are better opportunities  elsewhere ? 

But me and the other tenant have mild respiratory issues and this tenant is not following the caronavirus social distancing rules.

This way I don't waste my time with inspections until I know the seller is on board.So far, I haven't had to check out any properties since this started, but I would be very carefully practicing social distancing, not touching anything in the house, and then doing to same decontamination my wife (who is a midwife) does when she comes home from any location where there is any risk. 

Currently reading the book on long distance rentals by David Greene, loving it so far.

No open houses, no more than 4 people in a property at once and we have to use the 6' social distancing while there.

Last summer we finally found a property (12000 sqft, 3 story, masonry/brick building with 45 car parking lot) and will hopefully be closing on it this month pending any Covid-19 delays.The last 4 weeks have provided more time at home with my family, thanks to the social distancing requirements in NY, and I'm trying to find a way to make this more of a norm than an exception.

If anyone has any advice for someone new to long distance real estate investing and possible markets I should explore for buy and hold, I'm all ears!
