Inspections during pandemic

So, I’m trying to now virtually wholesale during the pandemic, but I wanted to know how are you getting inspections done. I have a motivated seller that is interested in selling. She says the house is in between light to medium condition when it comes to rehab, but what’s if it’s in poor condition. Would I just offer her a price at what a poor condition would be, or trust her judgment on it being medium to light condition??
