Just looking for alternatives besides public REIT's like Essex ESS which was the highest returning publicly traded REIT from 1994 until 2020 averaging around 17% (I don't have the exact number but it's close) and Prologis PLD.

@Jaime Powell - hey, we are based in the ATL, and I've closed several loans (fix/flip, rental, STR) in the Augusta market.  

Property purchase price was $305,000 it needed about $10k in updates and we were able to get the sellers to pay $6k in closing costs.

I am currently under contract in Winston-Salem in southwest of downtown close to I40 & 421. 

If I choose option 2, can she still come to the closing event on Tuesday?

I want to put it in an LLC but my realtor says that I cant until after closing, He said because the LLC isn't formed yet.

I would encourage you to consider using $75k to purchase 3 properties over time by using about $25k on each one to cover the down payment and closing costs.
