If a tenant has items they care about, they'll get it, but we don't enforce it.

Be super careful if you aren’t able to make these mortgage payments out of pocket if no rent comes in or a large capex expense “suddenly” comes up. 

This is why I would never buy in a residential neighborhood where people live there full time as their primary residence, especially one with an HOA.

@Marco Spaziani Brunella can be a nightmare getting loans on rental properties in your situation.Easiest, besides seller-financing, would be to get a mortgage on a primary residence to start building credit.

All the people I grew up and was around while there did not care about Solar.Unless it will help replace your utilities bill, like I stated above, I don't believe you are in a market that values having solar enough to increase your house's value.

I want to rent it to the licensed personal care home or assisted living.
