If you are trying to stay in the residential, then you can stay in the Single Family or the 2-4 unit multifamily category.

PS if a short term rental is a single family home it’s always eligible for a 30 year conventional so that’s not a bonus. 

And arguably, you could ask your agent to bonus you.

A small 1 car garage(only 1 tenant actually uses it, cannot open car doors easily), laundry/storage room, and a "bonus" room right when you walk into the units is on the first floor.If there is any more information that you need, let me know.

If the homes can appreciate while I’m renting them then that’s an added bonus.

This example property also has many items nearing end of life, so I believe 15% is appropriate in the expense category.  

So basically I'm trying to get approved for a 3% down loan on a house, it was all going good until my work notified the bank telling them that since I wont be having overtime or bonuses in the future, that I wont be able to qualify for the loan because I cant count any of the money ive made from bonuses or overtime because there wont be any in the near future.
