Looking to sell a Duplex in Florida

My mother passed away in December and my brothers and I inherited her duplex. When she passed her unit had no kitchen as there was a leak and the kitchen had to be ripped out. We were going to sell it as is but decided to fix it up to get the most value out of it. It is in an extremely hot market and 3 blocks from Downtown Winter Garden Florida. There is a 2 bedroom home 2 blocks away that was 1200 sqft that just sold for $313,500. We are being told by a realtor that our duplex is worth about the same as the 2 bedroom home. Both units of the duplex are 2 bedroom 1.5 bath. One unit has a bonus room that could be a 3rd bedroom. Plus our duplex is on a double lot. To us it doesn’t make sense that it would be worth the same amount as a 2 bedroom home. Is this accurate information we are getting? We had an appraisal done this past Friday the issue is there are really no comps. Anyone have any insight on duplex vs single family home value.
