I will tell you that right now, the biggest issues I see for buy & hold are 1) an inverted Rent to Value ratio, that should improve over the next 12-months; 2) serious lack of inventory in areas of high desirability.If you are cash flowing at good levels for your particular scenarios, then keep doing exactly what you've been doing, until it stops working.  ;-)  The December rental was an aberration, if your properties are in desirable areas.

@David Krulac Which is funny as 2008 is when we saw the biggest benefits of our real estate investment, when our stocks and 401K crashed and the world seemed very scary, but the one rental we had left at the time was still chugging away, paying us a check every month.

I can't recommend anyone specific in that area, but the biggest advice I always give to investors is to interview property managers and make sure you hire one who actively invests in real estate as well.
