In a place where temps are truly temperate like coastal CA (no AC, and no central heat in this particular house) a lot of the newer windows are overkill.

$1150 for a 3BDR in the Central Valley counties I work, and $2500+ for a 3 BDR here on the coast.

Tenants are on limited housing budgets (usually), so they don't want to spend extra if they can avoid it.

One is in Oklahoma right next to OU and the other is in central Texas.

It is best to avoid them at all times because their job is to lie.

We needed to learn the various areas and their markets, which building and planning depts. were good to work with, and which to avoid (there's a lot of coastal area, which means lots of red tape before building in some of those areas), plus the real estate market.

It is nearly impossible to avoid for the practicing agent.

This process can be avoided with proper estate planning.
