I have bounced around a long time with the idea of getting a bigger property, but I have seen that those are generally in less desirable areas.I think my plan is slowly shifting to buying multiple small multi-family properties instead of a bigger 10 or 12 unit property.

@Craig Garrow Take this answer or leave it, it's just an option you may not be aware of:You could simply shift your brokerage to be "brokered by" eXp Realty. eXp then provides agents with training, support, admin, tools, CRM, website, contract review, etc.

if he was doing sfh-type stuff but is now shifting into multi space, i'd question how those skills transfer over into that space. i'd want to have somebody who survived prior economic downturns vs somebody who was successful flipping in a hot market. i'd still give him a listen, tho. maybe he is one of the few that will pull thru.

Another thing I would recommend is opening a couple Vanguard accounts and start dollar cost averaging (automatically investing with every paycheck) into some quality index funds.
