The things I pay attention to when evaluating deals is the age of mechanicals, roof, windows, and any basement or concrete issues as those are the priciest repairs.

(Association dues, mls access, sentrilock/suprakey fees, brokerage fees, licensing fees, e&o insurance, increased auto insurance).

I am looking for information on how to structure the auto payments to ensure the existing mortgage gets paid monthly.

There was one criteria that I did not pass though...you have to 5 years no missed payments.  4 years 6 months ago, somehow something slipped with the auto drafting and I got a 30 day notice, so it kicked me out of the race.

I feel as though the lease has been expired as of August 2021 but others are saying it auto-renews for another year indefinitely.

Some will be a year term with auto renew for same period, maybe a penalty, maybe only requirement is 30 days written notice.
