It’s important to be practical and not too over the top.

I'm looking in the southeast and the market is really good with people relocating and retiring so flipping and rentals are up.

With that being said I am interested in potentially buying a property in Denver to use as a STR.I understand that it is primary residence only but what does that actually mean in practice?

Plenty of landlords try to say they don't pay the water, but in practice, they do.

Until you take the state exam and sign up under a Brokerage, you cannot practice as an agent or Realtor so why not get to the finish line and find a brokerage that deals with a lot of investors?  

@Richard Biagini I practiced in Mass before moving to Maine in December 2019. 

I know you've probably heard folks say you should network with GC's or get 3 GC's to bid out your houses before you make offers etc...........Lol none of that stuff is practical in the real world.

I came across the BRR method and have been watching videos/ reading about it, it seems very practical and like the ideal way to invest.
