Hello ~ I currently have a long term rental within minutes from me and just purchased a short term rental out of state. 

Take the long view and the big picture.

This isn't a home run, but it should be a safe investment over the long run.

In the long run, you end up saving money. 

Property manager recommends Porcelain Tile (states more durable in long term) over luxury vinyl tile/plank.  

They are suitable for long-term holdings of at least 8 years and can also be used for new development projects.➡️ Bridge loans serve as a temporary financing option to bridge the gap between agency or HUD loans.

In my experience, the lender doesn't care what I do on the lots as long as I pay the mortgage.  

Why do you think purchase contracts are so long and have such small print?

I thought that I would be OK as long as the rent paid for the mortgage.
