My guess is there is a due on sale clause.Now you broker may be speaking from a practical sense, knowing the risks is minuscule (for both issues) so he glosses over them.

It's also a good market if you're using conventional financing and need to put 25% down on purchases because your capital can stretch due to low (relatively speaking) purchase prices.

Today I was speaking with a friend about maximizing cash flow on my rental properties and he came up with a BRRR method minus the last R and I thought it seemed like a good idea.I currently have 2 rental properties and both are paid for.One is a small house that I have about 15k into and it cashflows about 500 per month.The other is a quadplex that I have about 70k into and it cash flows between 800 and 1500 per month (one room is an airbnb).

Speaking as an agent I'm going to voice an opinion that's unpopular (with agents), which is that if you are dealing with a competent agent who you enjoy working with this should be fine, but if you're not, the agreement ties you to someone who isn't great to work with.
