Windsor Hills and Emerald Island are older resorts, closer to Disney and quieter with more green space.

I've done over 100 deals from Oahu in the past dozen years, and now I'm doing development on the Big Island... but I have yet to do one on Maui.

From North Myrtle Beach all the way down to Pawleys Island is great.

Developers are starting to move Port Charlotte and North Port because there is land to build on.

Absolutely love the big island of Hawaii.

Find the right unit, in the right area of the right complex, in the right town, in the right area of the island...at a price that works...that is also vacation rentable. 

I know Big Island has been killer with the STR Regulations for the past few years.

A few good ways to differentiate and narrow down your purchase could be avoiding flood zones, looking for well established vs developing areas, narrowing down a specific price range, and setting a general range for the age of the property you're looking for.In addition to the current recommendations, I would also like to add that the Northeast side of Cape Coral along Pine Island Rd has been developing extremely quickly over the last year, and now offers great shopping and dining in the immediate area, which was not the case fairly recently.
