I’m considering a capital improvement on my five unit building which would primarily yield on the expense side Specifically I am considering converting my oil steam boiler and hot water heater for the entire house to individually metered Hi efficiency gas and on-demand water heater’sThis would mean that each unit would be responsible for its own heat and I would save on oil as Well as potentially the water bill with individual meters for each unitWhat do you consider an acceptable return on investment for such an improvement?

Just wanted to know what to expect (snakes, coyotes etc), given how hot it gets during the heat waves in bayarea (Alamaden Valley ) and also in general .

The HOAs on my condos only include water (and building maintenance) and are relatively cheap while the other utilities are separately managed so I'm not paying for them if they aren't being used (i.e. heat/electric) 

Rocklin Heating and Air was the lowest.

Floor heat, crawl space, hardwood floors, AC units on pads are all considerations.

My husband and I are based in Austin TX and we are searching for a second home (preferably condo but can do house, max budget $300K) in the Northern Sates (great lakes, finger lakes and upper new york states) where we can get away from the 100+ degree summer heat and airbnb out the property during non-summer seasons in places that can generate cash flow for us.Curious if anyone has experiences owning short term rentals in these regions and which places would you recommend that fit our search criteria?

When you get a new tenant, that’s when the inspection is super important, especially on safety issues with windows, screens, heating, electrical etc…

She says she is nauseous from the heat.

If and when the tenant moves you only need to politely request that nail holes are repaired and walls are painted and that is when you can get a little more-heated up, but the cost to clean up holes made by smoke detector devices is zero to very insignificant because landlords have to clean and paint, anyway.
