I would rather see you taking a low down payment loan while doing  the minimum time as an owner-occupant in a triplex or four-plex house where the renter might at least lower your rent to make the debt payments, while adding value while you are there and managing next door places. 

Hi Christopher I am not from the area so I cannot provide you with a reference, but my suggestion if you are not getting feedback is to just Google search real estate attorneys in your area and start asking questions.

They may not mind, but I personally would be irritated if my rent stayed the same but an extra person got added into "my" personal space.

Brandon from BP mentions hardmoney loans for rehabs, also mentions credit cards, (I currently have put some repairs on a credit card that has 0% interest until Sept 2019).Estimate ARV: 235,000 with the possibility 300,000+ (with forcing value by adding kitchen and bath to mother-in-law suite in detached garage.)Currently owe $148,500 @ 3.625% 25year IIanNot sure how to move forward with repairs.
