Advice on New Duplex

Hello,

My wife and I own a gymnastics studio currently. In the last year I've been able to hire employees that free up a lot of my time. We currently have one property that is doing well and we're looking to spend some of my time adding to our investment portfolio.

There is a duplex in the town next to us that looks great and appears to be turn key. It's currently rented for a total of $1,925 a month between the two tenants. The current landlord pays heating(boiler for both units) and electric on one. Comps on the market lead me to believe I can rent each unit for $1,150 while still paying for heat. I used the calculator for a couple of different scenarios. Does this look like a good deal?
