But in terms of time, money and effort of getting a sales license first and the outcome i.e. having to work with a broker should have a pay back that is proportional to the work you put in as a wholesaler or birdogger.

While it's *possible* you might get an offer accepted with less, it's unlikely, and I'm not sure it's worth the time and effort to try.

You actually must make he effort here and it can pay off big time.

Not to be a pessimist, but if you where to drop your other major of mechanical engineering and put the same amount of time, money and effort into real estate investing, you will get 10 fold in return.

You "passed" the test, proved your mettle, and looks like you'll be rewarded for your efforts! 

Is it worth it to put forth marketing efforts in the PG county MD area if the market is saturated with aspiring wholesalers/rehabbers? 

I think that you can be successful investing in retail if you choose to focus all of your efforts and knowledge in this vertical.
