Reading about the criteria to match to have a fully deferred exchange I am afraid I need to reinvest all the proceeds I will receive and not only the actual profit (including depreciation recapture).

If you desire a more 'streamlined' look and want everything to match well, then you could choose to furnish these bedrooms- but market accordingly as 'furnished' - you would pay more for a furnished apartment than an unfurnished apartment, so this shouldn't be any different in terms of ($).

There are tons of deals on the MLS in Connecticut where we invest.I believe the key is to act quickly, know your numbers and your buying criteria .If you know you want single families with 3 bed 2 bath, set up an alert for that and get your paperwork ready to offer once you find one that matches.

I would figure out my risk, return, and liquidity preferences and then invest in a diversified portfolio that matched, knowing that real estate is going to be a significant part of that portfolio, and that it usually sacrifices liquidity for higher returns and lower risk.
