I’ve been listening & joining the webinars past couple weeks - he’s always talking about the chat room but whether I watch through my phone or computer I can’t see a chat room.

I think you just have to watch and wait.  

My husband and I have watched the auctions for some time now and have noticed that some of the homes are occupied.

The GC there hired hired a kid to basically sit and watch the vehice and materials all day every day so no one would steal.

Watch what pushes your goals around.

The spread between list and sale on your comps is much more narrow than the spread you are shooting for.I love your idea of adding a unit, but watch out for zoning.
