I think a quick conversation with an experienced GC will show this is not a profitable venture but I could be wrong and your market may be much cheaper than I'm assuming so it's worth a call or two.

Whats going on Tyonna,Joint Venturing (JV) in wholesaling is when 2 parties work together on a certain deal.The most common structure is you have a wholesaler that markets, finds a seller then enters into a contract - then you have another party who comes in with a buyer for that contract.8 out 10 times I find the buyer myself but I have often JV'd with other investors.

Technically, any tenant can do $20k of damage to your property and disappear, but I would venture to guess that lower quality tenants are more likely to do this than tenants that can afford the B+ and A areas.Regarding the financial metrics, I think you will have trouble finding any property that hits a 8% cap rate, 10% cash on cash, and $100/door if you are truly budgeting properly.
