If current trends continue, many kids won't even consider attending college as a viable career choice 15-20 years from now.Also, I'm having a really difficult time wrapping my head around the concept of hamstringing yourselves financially for the rest of your lives in order to maybe qualify for a miniscule amount of money that your kids may or may not be eligible for in a program that may or may not exist for a college career they may or may not choose to engage in.

Not just comps- have them give you a detailed market analysis which details trends in the market, average days on market, similar sales and similar listings, and the absorption rate currently and in the past in that specific zip code (not the city as a whole).

But I don't see a damn thing wrong with watching trends, identifying neighborhoods the hipters are starting to move to (which means the neighborhoods suck right now, but will eventually end up overrun with yuppies), and buying there to achieve a long-term gain.
