Rental Property -> FAFSA

I'm beginning to read a ton and analyze deals and my wife asked me a question I didn't have an answer for. How will all of this effect our children's ability to access financial aid when it comes time for them to apply to college. I have a 4 year old and a 6 year old. She's not comfortable moving forward with an offer on a potential multi family until she knows more about this.  Thoughts?

With a 4 and 6 year old, are you sure they are even going to college?  If current trends continue, many kids won't even consider attending college as a viable career choice 15-20 years from now.

Also, I'm having a really difficult time wrapping my head around the concept of hamstringing yourselves financially for the rest of your lives in order to maybe qualify for a miniscule amount of money that your kids may or may not be eligible for in a program that may or may not exist for a college career they may or may not choose to engage in.
