The Orange Ave Realtors LLC, in Milwaukee Wisconsin.

I saw a craigslist ad looking for partners on a deal. 

Trying to be extra cautious here.

Deepika, this is not directly related to Orange Ave Realtors LLC but just a general suggestion.

When interviewing any perspective partners, contractors, tenants, etc., my FIRST checkpoint is WI CCAP (WI Circuit Court Access) https://wcca.wicourts.gov/simpleCaseSearch.xsl;jse...

I ask about any judgments and explanations. 

I also ask for Articles of Organizations and all other LLC names they are associated with and then I repeat the above step in CCAP on the registered agent and any other LLCs.

The registered agent of a company typically can be found at https://www.wdfi.org/apps/CorpSearch/Search.aspx

Last year, I added another critical step in our interview process as it pertains to partners. If we are partnering with someone for a skill set we perceive they have, we want to see proof that skill set actually exists and that they have systems in place. For example, if my portion of the deal is finding the deal and financing it, and the other person's is rehabbing it, then they need to show me their system for rehabs and proof of their success through examples of deals they've done and the closing statements. If I am JV'ing with someone on a rental, I want to see the Schedule C if the rental is existing or typically people will say they already have others similar performing in the area so they should be able to show you an example Schedule C for those.

There are people in this market that pitching to partner with others yet may have not even had one profitable deal or are sharing amazing returns and success stories, but when you ask for facts, there may be no evidence to back it up. 

Because I live in Milwaukee and interact closely with the local REI community, I hear many heartbreaking stories of what people do to each other for the love of money. It's always best to have your own due diligence system in place and never deter from it.
