While I ardently support and respect @Ken Rishes and do agree with him about newer homes over purchasing old PRE HUD or even circa late '70's to early '90' HUD MH's.

Control everything you are responsible for until you can support somebody else.  

my neighborhood doesn't support granite...again going for durable and cost effective.Paneling - the living room has paneling and i was thinking about just painting over it and not risking pulling it down and opening the pandora's box that MAY lie beneath.  

I would usually go with higher end finishes to either match the competition or stand out from it, but if you are in an area where the higher price point won't be supported then you don't do it.

I started buying more wholesale(rehab) properties and my husband supported the fam.  

but I haven't found many programs or credits that support women owned businesses.

I have financial support for the deals I want to make through family ties, and I also have a reasonable amount of personal wealth that I would be willing to invest.

Keep me posted on the progress as I'd def be interested in supporting as a mentor/advisor. 

You can go somewhere that has very good, full service and support or you can go somewhere where you will get no service and support.

It would require minor mods to support this strategy but I'm not too familiar with zoning limitations and risks.
