THAT is a "pig", though not necessarily a P.I.G. if you can get it for the right price to allow all the needed udpates and remodeling (open the layout, enlarge the bathrooms, add a walk-in closet in the master suite, ...).

We've been searching for a cheaper, more rural place to live.When we move, we'd like to use part of that equity to buy a place to live and house hack by either buying a duplex or a home with a in-law suite that would cover our mortgage so our income from our jobs could fund future rental purchases.

In my own opinion an "elevator pitch" is better suited for a product you want to sell as quick as possible because the potential customer is about to run away as soon as the elevator stops.

And if rent is not received in my office on or before the 10th of the month than on the 11th of the month, no matter what, I file for eviction and they are charged a $90 filing fee and it is recorded on their credit report as a suit for non-payment of rent.

That's correct if you already have FHA, but if you don't, you may want to consider regular conventional and compare both which ones that better suits your purpose.thanks @Josh Mitchell for clarifying.

I use Craigslist too but I also at times, post an ad on Bigger Pockets Marketplace, Hotpads, Backpage, Zillow, Linkedin, Instagram and Facebook groups.
