It's taken me a couple of months to get the apartment up to speed and now I'm running into holidays and dead of winter to find a tenant.

So let me see if I can throw some suggestions out but I think I have some questions.1) If your goal is to speed up the growth of your portfolio, you really have no choice but to go the BRRR method. 2) Even with the BRRR method, you're going to need some capital which is why the initial poster's suggestion above about refinancing the 3/1 makes sense. 

A tenant with an 800 credit score earning $100k/yr is a much lower risk than a tenant with a 550 score working at MacDonald's.Know the laws, processes, and requirements for serving proper notice to tenants who don't pay.Be prepared to use creative solutions such as cash for keys and early termination agreements.Have an attorney who specializes in landlord-tenant law in your state on speed dial (if not on retainer) to assist with evictions and other legal matters.Consider investing in more landlord-friendly markets. 

If you want to whistleblow to the landlord about all the issue, you are welcome to do so and just speed up the process of you all getting evicted.As a landlord I don't give a damn about your drama......

The ISD moves so slow and I want to speed this up as much as possible.

For example, my lease has the following clause in it:NEIGHBORHOOD CONDITIONS: Tenant is advised to satisfy him or herself as to neighborhood or area conditions, including schools, proximity and adequacy of law enforcement, crime statistics, proximity of registered felons or offenders, fire protection, other governmental services, availability, adequacy and cost of any speed-wired, wireless internet connections or other telecommunications or other technology services and installations, proximity to commercial, industrial or agricultural activities, existing and proposed transportation, construction and development that may affect noise, view, or traffic, airport noise, noise or odor from any source, wild and domestic animals, other nuisances, hazards, or circumstances, cemeteries, facilities and condition of common areas, conditions and influences of significance to certain cultures and/or religions, and personal needs, requirements and preferences of Tenant.

I live and work in NH so our State does a real crazy thing where they let us actually KEEP our earnings instead of taking it and spending 250% of it at lightning speed.  

I'm not up to speed on the operation of these, but I do get a lot of phone calls from owners who have lagoons that are in distress.
