This way the person with the 790 credit knows that they are basically on the hook for the less qualified applicant should things go south.

I like the idea of minimum holds but if the economy goes south the deal has to make sense for a longer hold period, correct?

I'm currently living in Philadelphia but I will be relocating to South Florida soon so I am glad for the insight.

Hello BP members,I am excited about offer getting accepted on our first MF Investment property in South TX market.

And since I have a lot of flexibility in where I can live (Not married; can work from home), househacking a small multifamily (2-4 units) seemed like a great starter step.After searching through a ton of listings around the surrounding Chicagoland area (the city itself is too expensive) and submitting offers with my agent, I finally got a 4-unit property under contract a little over a week ago in the south suburbs of Chicago (woohoo!).

I was in South Texas where I would not even try to make sure I had the right Jose Garcia.

Most of the zip codes south of the river and close to downtown have higher crime rates and lower rated schools.
