With owner financing, I can actually convert my property asset into a note asset and still get paid. 

Situation is, buyer wanted to owner finance. 

I gave an owner $4500 to stop a tax foreclosure on his property in exchage for an Option to purchase it for 18K sometime in the following 10 years.

Thus, when the loan comes due, the property could easily be worth less than the loan amount, leaving the owner with very few options, none of them good.  

Question: The listing says "Owner will not pay for any repairs.

So many owners get calls from guests of water pouring from the cieling below the bathroom into kitchens or gamerooms and it is from guests kids showering with water pouring out getting all over the floor and coming down below. 

I mainly want to know if we both should be on the lease or it doesn't matter if it's one owner or both on the lease? 

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.
