You could possibly structure the deal with a mezz piece to cover most of the 20%, but you will typically have to contribute at least 5% of the equity.  

This opinion piece is sort of a re-statement of his general thesis behind these futures that no one  seems terribly interested in trading.

So the market is equally important when considering a self storage acquisition, and you need to underwrite it with ALL of the expenses for the facility, not the 3 expenses the seller shared with you on a scratch piece of paper. 

Also I like my sides flush with the cabinet so there is no cut end to contend with and would have used a bullnose end piece instead of the metal edge.
