Our particular approach doesn't require the refinancing on a particular timeline- it wasn't strategic but I sure am glad we did it that way!

Said home owner can walk and the lenders only recourse is the asset this is what led to the strategic default scenarios in AZ NV and CA The fact that this is LAND then I would say the bank can sue for a deficiency and get one from the buyer.

If the insured does not have sufficient personal liability insurance in excess of $300k and a $1 million dollar plus umbrella policy or if the insured lives in the property a more robust DP policy will be in order along with the umbrella and flood policies.Individual HO-4 policies will be needed for each tenant but that is the responsibility of your tenants.

The first thing I'd do is educate yourself on the strategy you want to pursue - single family is different from multi-family and then be strategic with your market.
