If the policy offers it, have them look at the cost for "Loss Assessment".   

Put wording in it that after the one-year period she can renew at $xxx and just know going into it that she won't be able to afford this. 30-days prior to the end of the lease (or whatever CA requires for notice) give her notice to vacate and (assuming she doesn't fight it) she's out and you can get new renters in.

@Owen Washington it could be done but its complicated, A) you have to be a real cash buyer because they require you to put down a non refundable deposit after the action, or you must have very solid cash buyers that are ok buying a property sight unseen because its hard to get access to the property prior to the closing of title. 

@Mike Verna  I'm honestly not sure on the closing costs for the blanket loan, since I don't really deal with those, however I would imagine if you're buying 5 different houses from 5 different sellers, you'd still have 5 escrow and title fees, and each property would need it's own title policy. 

One thing I did was get my own insurance policy and glad I did because I incurred 12K worth of water damage about a few months later after the transaction.

The education that you obtain prior to receiving your license seems very useful and networking would also be easier. 

Just get a WDO inspection prior to buying and keep a good pest control company out there and you'll be (mostly) fine.

It really comes down to time management skills for them and your skills to negotiate and see the potential problems prior to signing the contract.
