How many properties are you trying to pick up here?

I'm about to start mail marketing with simple yellow letters.

I need help picking out the perfect area where you can purchase a home for sort of cheap( <$50,000).

My reason for this is simple, when I was in law school (dropped out, bored and realized I was never going to practice law) an experienced RE attorney and a few of us were having dinner and talking about a lot of aspects of property contracts.

set up your rentals on a weekly schedule.52 weeks in a year your picking up an extra month.. now lower your tenants rent by 10 bucks or 190 a week.and your tenant is thinking hey is am saving money when in fact your making money.rentals in AU are collected weekly and advertised weekly.  

Is as simple as that.Nothing gives us apartment investors more confidence than a location (market and sub-market) where job growth and population growth are at least above national average.

So it simple is a rental...

My last real estate transaction the attorney showed up at the closing to pick up his check, I don't recall him doing anything meaningful with the transaction at all.

Also, keep in mind that the tenant would pick up some of those other bills (water / sewer / trash / electric / heat). 

From what I can tell, the land tracts that were picked in most states aren't exactly "war zones"
