You must of had less than 20% down when you initially purchased the home, if you had the 20%, the lender would have steered you to a conventional mortgage.

The NAR does not affect listing agent but it does affect the listing agent.I don't think massive new FSBO but I predict lot more flat fee buying agent if buying commision is not offered.

You can list the property as a "net listing" and take the difference over what the seller is willing to sell for that way.

@Dav Pohote we like 30-yr as we considered the lowest initial investment (which were still 20-25% at the time), and lowest monthly payment for smaller effect on DTI to qualify for the next one.

Transitioning from sellr financing to traditional financing on commercial properties, the initial down payment made during the seller financing phase is taken into consideration when calculating the equity you have in the property (make sense?).
