I’m hoping you guys have some creative ideas on targets.it’s an old furniture store around 40k sq ft about half showroom half warehouse.

Called several land lenders and they won't touch me if I'm not a citizen, and they're very reluctant even if I were on a greencard.Any creative things I can do to leverage my position?

Some advantages are you can get away with creative financing that otherwise would not have been available.

I just looked up my State laws again and it looks like Virginia just incorporated Series LLC's into it's approved entities, so I may be set after all! 

You get super good at seeing the weaknesses and creative ways to solve problems.

Or some other creative financing ideas?

Curious to see what types of creative ideas others use to secure financing from private lenders as far as structuring the deal with them.

I have this off deal property I'm analyzing, the owner of the property mention that property used to be a duplex, but know its a single family home. in order for the numbers to work i would need to make it a duplex and rent out the duplex. the property is not zone for duplex can i do anything creative with this one property? 

Lastly Are there creative ways I could buy our first rental without selling my truck such as owner financing or something along those lines?

Apparently It made more sense to double close than to try to explain a line item like that to the seller, so it was good that the buyer had that option incorporated into the contract paperwork.MD is certainly pricey (note that county to county, local transfer tax rates are different) but definitely not the priciest.
