Real estate was always a hot topic on this coast because of all the retiree's relocating, and a decent size rental market.

I was told it's best to bait near wet and hot sources..

So, like playing a slot machine, you can either get lucky with just a few properties and have much lower expenses or you can be unlucky and have much higher expenses.But if you own a bunch of properties then it will all average out.

I do not know anything about this company BTW but it is just an example.There ought to be a reason why locals do not buy these hot deals from him?

@Arlen Obviously someone one is doing it now Arlen otherwise properties would not be selling and the selling is hot right now prices being as high as they are someone is still bidding above asking price so of course it can be done, is being done, and always will be done by someone. 

If you are not getting the info you need make sure to ask )Well it’s a 3 bedroom 2 bathroom home………….Ask them about the age of the roof, HVAC, Hot water tank, floors.After you have gathered the info you are looking for say…..It sounds like you have a very nice home, can I ask you why you want to sell?

As you probably know, Sherwood is hot hot hot so if you are looking to sell now would be a great time to go for it.  

If you are on the immediate borders of DC or near the metro- prices are higher vs living near Deanwood or Congress Heights Station...Congress Heights is a get in now before it's trendy situation....It will be the next hot neighborhood in 5 years, easily...I have been here 2 years and already would not be able to afford to buy a house in my neighborhood if I were buying today. 

The house with a view also has a pool table and hot tub, but that's standard for the area.I'm not providing anything consumable like gift baskets or event tickets or anything like that.
