How to properly cold-call using Craigslist?

Hey BP,

I want to do some sweat-equity on Craigslist..

Anyone have any tips for good prospects (ie. FSBO, For Rent, etc.) they'd like to share?

I kinda learned that a good time to call is after work hours.

Any other good tips, scripts or strategies for this?

This script is used when you find a home that has a For Sale By Owner sign in the yard. The following script is what I have used to purchase homes from owners looking to sell.  You are not looking for the home that has been freshly renovated, manicured yard, statues in the garden, etc… You are looking for the house that has phone books piling up, yard needing cut and painting. Basically a home that looks like it needs work. You will find these sellers are more motivated to sell and more likely to take less. Also, before you call them make sure to do as much homework as you can on the home so you will be more familiar when you speak with them.

Yes, the home is still available.

Are you the owner? ( make sure you deal only with the owner, otherwise you’re wasting your time )

Yes I am.

Can you tell me a little about the home? ( get them to tell you everything about the home, let them

talk. If you are not getting the info you need make sure to ask )

Well it’s a 3 bedroom 2 bathroom home………….

Ask them about the age of the roof, HVAC, Hot water tank, floors.

After you have gathered the info you are looking for say…..

It sounds like you have a very nice home, can I ask you why you want to sell?

( this is very critical as you will find out exactly how motivated they are to sell. )

What is your asking price for the home? ( After they have given you their price this is where you have to know whether or not its worth moving forward. If the price is way too high you might want to call them back in 30 days as low-balling them might be insulting to them and you don’t want to ruin your chances down the road. If the price seems reasonable or in the ball park for a potential deal say..

I like what I hear and I would like to know if we could schedule a time for me to come over and take a

look at your home. ( now you have an appointment to go over and inspect the home in person. )
