I'd like to invest in rental properties and do not want a traditional 9-5 while working on my degree.

It seems that cap rates have softened, but only to the degree that interest rates have gotten up a tick. 

There is more to college then a degree.  

I'll be graduating from Rutgers University in May 2018 with a degree in Electrical and Computer Engineering.

In short, I've always been involved in investment real estate at some degree.

We also have a very low cost of living (probably because the weather sucks and nobody wants to live here) but if you can tolerate 45 degree shifts in temperature in a 24 hour period you'll love it here!

I view student loan debt like business debt if it helped you get a degree that has actual market value like physical therapy school.

The reason being is that I have two years of a local community college ahead of me and after those two years I will be moving to California to finish off my degree which means I wouldn't be able to take care of any rental properties in NJ (where I live now).

I have agents that work under my brokerage, all with varying degrees of experience.

I know this hurts my cash flow to a degree but my strategy is to buy and hold for the long term so it makes sense for me.
