Thanks for your response Chris , very thorough .In the time since I posted this , we put an offer in on the 250 AVR and it was accepted , after inspection we landed at 240 kWe also spoke to a financial advisor on how to be in a position to get another property sooner rather than later , they suggested we kept approximately 1/2 the rent each month from the person renting the basement unit , and place it in a tfsa so we can be in a position to have another down payment on a second property sooner.The other 1/2 we were keeping for repairs and paying down the mortgage a bit quicker .I have started listening to the podcasts on the site , so I'm sure as my education increases about real estate investing there will be other opportunities that present themselves that I wasn't even aware of .

It was really awkward during inspection, and the downstairs tenant was obviously unhappy, If I had known earlier that she had no intention of leaving I may have been able to handle it differently, gotten out of the deal sooner, or offered cash for keys.
