Reverse 1031 Exchange

Hi BPer's!!

I'm thinking about doing a reverse 1031 exchange, since we have a little cash saved, and we have an investment property that will probably sell very quickly in this market.  My question is at what point do we need to declare for the 1031 exchange? Can we get the replacement property under contract first or do we need to go to an qualified intermediary first?

@Lane Kawaoka, Way to jump all over this one months later.  Were you at the end of  a bad day or what :)  ?

Slowly now for comprehension - read my post above one more time (or for the first time) and look at #2.  Just maybe you'll find that this custodian was actually discouraging the use of the reverse if not needed.  Please respond fully informed to these posts.

I'm with you.  I can't stand vendors who try to sell things to people that they don't need just for their own enrichment - 1031 intermediaries and coaches and mentors too - agree?
