#1 Read the book SHIFT, excellent business book, but also specifically geared towards real estate agents.#2 Many buyers and investors just can't get over following the crowd.

For anyone else out there needing an excellent landscaping company. 

In contrast I have hired handymen that has produced excellent quality work.

I have excellent credit, and At this point we are looking for something sooner than later, I have been asking around other wholesalers, but no one knows anything or is able to help.

KW is an excellent brokerage if you want to learn more about financials, chart of accounts, setting up a business that is truly a business and not just a job where the income stops when you do. 

You have some excellent resources here that are so willing to help. 

I am not a fan of excessive student loan debt  (think six figures with a degree in art history) but yours looks 1) manageable and at a reasonable level; 2) as stated above, it is very likely some of the lowest interest debt around; and 3) not sure it has been noted, but it is likely deductible, depending on your income level....so as the board says, the chance at appreciation, building equity, rent saving and more tax breaks as an owner occupant of a duplex, triplex or fourplex makes the investment win when you run the numbers over time.
