If you look at your appraisal from the time of purchase it may give you some ideas of the repair/renovation items the appraiser docked you on and the amount they discounted.

The upstairs was once separated as its own unit with its own bedroom, bathroom and full kitchen.

Basically when I am looking for a potential property I compare sqft and bedrooms/bathrooms, of course the comps must be in the same zip code.

E.g. let's say some of the properties have an extra bedroom/bathroom, finished basement, newer/older homes, etc.Thanks!
