I always try to maintain the philosophy that my tenants deserve privacy unless they are damaging the premises and hurting other tenants.I also have regretted whenever I've stuck my nose past that line and tried to give them advice.Domestic violence is a tricky one though because they aren't damaging the premises or (usually) disturbing other tenants.

They earn 3x+ in income, no felonies, no evictions.The credit score would normally mean I would deny the application, however the cause is due in large due to a divorce, in which they were still on the mortgage.

There is a reason that the occupancy is 70%, it could be management, but I'm thinking it's something else and I would keep researching and asking questions as to what has happened in three years that has caused the occupancy to drop.

Hello,I found a apartment complex that has a lot of issues, It has 52 units that was damaged during a fire, property has a lot of cosmetics issue, and property management issues.They do have good cash flow, they are ask $11.8 mil for property. property is located is a good neighborhood. problem is i do not have good credit (575-615) and no money to put down.

Keep in mind that many courts may not even evict a tenant that you have habitually accepted late rent from if you decide that you are fed up and want them evicted for late rent . . . this is because you have gave the tenant a reason to rely on you accepting late rent in the past and so, caused confusion.

It's usually a board member that just so happens to be home on the day your tenant moves in and props all the doors open, or blocks the driveway or damages the hallway door, etc.

Getting too wrapped around the axle about finding the ideal first deal is a good way to miss the game because you were too busy sitting on the sidelines wondering when to enter.sounds awesome. the second half of your post is nailing where i'm at right now: figuring out when to jump in based off of knowing that something decent is in front of me rather than waiting for great numbers in particular. my goal is to have something during first half of next year and not blow it, basically. if i break even, or anywhere near it pretty much, then i'll be happy cause of getting over the knowledge/fear/hesitancy humps.

You want to try to figure out if the neighborhood or that particular property, end even if your prospective property manager, have a stigma that would cause your units to sit empty longer.
